This is a rental property on Raymond Ave. in Charlottesville Virginia. The tenant of 12 years who is a smoker finally moved on leaving nicotine stains on the walls. You can see where pictures once hung on the walls.

Beams Painting removed the old carpet and pas revealing a tiled floor underneath that was severely damaged. Once we removed the damaged tile we found a solid concrete pad underneath.

The hallway light fixture was antiquated and unsafe; the switch was a part of the bottom of the fixture. We replaced the fixture with a half-round scone fixture and installed a switch in the wall below the fixture.

At first glance these lower bedroom walls look solid. Water had been leaking through the roof and attic down through the walls into the bedroom onto the floor.

Here is a view of the opposite side of the bedroom from the leak. Tar and nicotine stains show claearly on the walls and door. We cleaned all wall surfaces with detergent and bleach and then primed the walls with Zinser® CoverStain.

While preparing the walls for priming we discovered water damage from exterior water seeping in through the window. Notice the bucket in the corner to catch water from the leaking roof.

Here you can see the extensive damage caused by the leaking roof. The remaining sheetrock was cleaned with bleach, the paper surface was removed and the underlying sheetrock was treated with Zinser® Guardz.

Here is a detailed view of below the window. The damaged sheetrock has been removed and the area has been cleaned and treated for mold after allowing all surfaces to dry out.

Here we see the area below the window after the leaks have been sealed the insulation replace and the area treated for mold and mildew. The sheetrock has been sanded and primed and the surface is ready for painting and as good as new.

We sprayed the windows with a primer/sealer that seals the wood and bonds to the window surface. Once the primer has dried a razor is used to cut along the million edge.  Once the window has been painted the coating is removed from the window surface in one sheet.

The windows have been peeled leaving a crisp, clean look. The walls and ceilings have two coats of flat latex and the window trim coated with a semi-gloss latex before the windows were peeled.

Here we see all the repairs completed with the ceilings and walls primed and ready for finall painting in the water damaged areas.

This is the original bathroom with vinyl flooring, leaking toilet and rotted baseboard and shoe moulding. Note the inferior grout application in the tile around the tub.

Here is a close up of the wall above the sink in the bathroom. The medicine cabinet has been removed as well as the old light fixture. A new GFCI wall outlet has been installed powering the new light fixture via a wire hidden behind the new medicine cabinet.

Here is a view of the bathroom window after the window has been scraped, sanded, primed and painted twice. The grout has been replaced, the tub has been deep cleaned giving the bathtub a brand new look.

This is a view of the dining area in the kitchen with the old wallpaper. Note the tar and nicotine stains on the walls. After 12 years of a smoker living here all surfaces in the residence including the closets were covered with tar & nicotine.

Here we see the metal cabinets and counter area of the kitchen along with the old light fixture.  We had to remove the lower cabinets and sink so the plumbers could replace the water feeds and drains for the bathroom and kitchen.
